What you need before you start

A clear set of photographs — exterior, living rooms, kitchen, bedrooms, bathroom, garden. A floor plan if you have one; if you do not, say so rather than sketching something that looks official. The price you are actually asking. Tenure, if you know it. Any leasehold information you have from the title.

You do not need InDesign, Canva skill or a photographer on retainer, though a good photographer still helps. BrochurePDF supplies the layout. You supply facts you can stand behind.

Be precise, because you have no branch disclaimer machine

Agencies have standard wording. You may not. Write what is true. Do not guess school catchments or plot sizes. If the EPC is out of date, say you will provide the current certificate rather than inventing a rating.

A brochure that over-claims is worse in a private sale because the buyer’s solicitor will treat you as the source. Keep the tone calm. Let the photographs do the selling.

How to share it

Email the PDF to people who have booked a viewing. Put it on your listing if the platform allows attachments. Print a few copies only if viewers ask. Name the file with the address so it does not vanish into a downloads folder called Document(3).pdf.

If you later instruct an agent

The same photographs and description can move into an agency brochure. You have not wasted the work. If the agent uses BrochurePDF, they can apply their brand to the same kind of structured listing.
