Property brochures for estate agents

A good set of particulars still wins instructions and follows a viewing home. BrochurePDF gives a branch a free way to produce that PDF without waiting on design software.

How do estate agents create property brochures?

Estate agents create brochures by combining listing facts, photography, a floor plan and branch branding into a PDF. BrochurePDF is a free estate agent brochure maker that does this in the browser, with an optional shortcut for supported Rightmove listings.

Why particulars still matter

Portals generate enquiry. Particulars close the gap between “I saw it online” and “we are booking a second viewing”. A couple will forward a PDF to a parent. A cash buyer will print it for a solicitor. A vendor will judge your marketing by whether the document looks like the rest of your board presence.

That document used to come from a designer, a desktop template or a portal export that still looked like a portal. The first is slow. The second depends on whoever in the office knows InDesign. The third rarely carries your brand well. A brochure maker sits in the middle: structured like a listing, finished like a designed PDF.

BrochurePDF is built for that middle. You already have the facts and the photos. The software should not ask you to become a graphic designer to put them on a page.

A workflow that fits a working branch

Most instructions follow the same path. The valuer wins the property. Photography is booked. Copy is written. The listing goes live. Then someone remembers the brochure — usually the afternoon before the first viewing. If that person can finish a PDF in the same tools they already used for the listing, the brochure happens. If they have to raise a design ticket, it often does not.

Start with the property record. Enter address, guide price, beds, baths, tenure, council tax and EPC. Paste the description you already approved. Upload the photography in walk-through order. Drop in the floor plan. Apply the brand profile you use for every instruction. Choose Contemporary or Classic for everyday stock, Luxury when the fee justifies a slower layout.

Where a supported Rightmove listing is already live, paste the URL and review what comes across. Treat it as a draft. Portal fields are not always print-ready, and you should only import material you have the right to use. BrochurePDF is not part of Rightmove and does not claim every listing will import.

Branding that looks like the board, not the portal

Buyers should recognise the brochure as yours from the cover. That means a logo that is sharp at print size, a colour that matches the fascia, and a phone number a person will actually answer. Put the branch address and the statutory wording at the back. Do not spend the first page on a disclaimer.

Consistency across valuers matters more than a unique layout for every house. One brand profile, reused, makes a multi-branch agency look like one company. Change the template when the property type demands it — a new-build launch is not a Victorian terrace — but keep the contact block identical.

What to include so viewings go better

The brochure should answer the questions people ask in the car park. Which rooms are through-rooms. Where the parking is. Whether the garden is west-facing. What the lease looks like. If a floor plan is missing, many buyers will not book. If the EPC is missing, some will assume the worst.

Write the description for the brochure, not only for the portal character limit. You can keep the portal short and let the PDF carry the room-by-room note. Do not invent square footage or school catchments you have not checked. Particulars follow people into conveyancing.

When the photography is weak, fix the photography — or use optional ReHub tools such as PhotoClear — before you design. A template cannot rescue a dark hallway. BrochurePDF itself stays free either way; those extra tools are optional.

Sending, printing and vendor reports

Email the PDF the same day as the first viewing. Name the file with the address. Print a short run only if your branch still uses paper on the kitchen table; many no longer do. Attach the same file to a vendor update so the seller sees the quality of the marketing they are paying for.

If the price changes, update the brochure the same day you change the portal. An outdated PDF circulating on WhatsApp does more damage than no brochure at all.

Frequently asked questions

Can every negotiator produce a brochure?

Yes. BrochurePDF is filled in like a listing form. You do not need design software or a specialist in the office.

Can we match our agency colours?

Yes. Add a logo, colours and contact details to the brochure brand.

Does it work with Rightmove?

For supported listings, you can paste a Rightmove URL to speed up setup. Review everything. BrochurePDF is independent of Rightmove.
